What We Help With

Most callers have been through a house sale once at most, and some never. We began as a real estate agent in 2015, earned a broker's license in 2021, and now work as a licensed real estate broker. We are also a Certified Divorce Real Estate Expert. Our help covers four kinds of moves: selling a home, inherited and probate houses, sales during a divorce, and help buying a home. Choose the one closest to your situation and we'll guide you through it.

  • Divorce Home Sales

We sell the house you share with a spouse you are divorcing, keep both of you equally informed, and work within your settlement or court order.

  • Home Buying Help

We walk you through a house purchase step by step, from the first offer to the keys, and go over each form before you sign it.

What Sets Our Approach Apart

Selling a house involves many pieces at once. We make sure you understand each piece before it comes up.

Understand first, sign second

Before you commit to anything, we show how each path affects your money and your schedule. Any term that sounds like industry talk gets translated into ordinary language on the spot.

Your figures, written down

We estimate what the sale will cost and what should be left for you. Commission, payoffs, escrow and title charges sit together on a single page, so no cost appears out of nowhere.

Meet the way that works for you

Come to our office or talk with us by video or phone. That makes things easier for an heir in another state or for spouses who prefer separate conversations.

Straight talk on repairs

A few fixes earn their cost back and many don't. We sort them for you, and we'll tell you plainly when skipping a repair is the smarter move.

Teamwork with your lawyer

Estate and divorce sales often bring in an attorney or a judge. We don't practice law, so we stay in step with your lawyer while we handle the property side.

What Changes What You Walk Away With

No two sales cost the same. The sale price is only half the story. What matters is what's left after the bills are paid, and these are the things that move that number most.

We don't guess at numbers over the phone. Once we know the house and your situation, we put a written estimate of your costs and likely proceeds in front of you.

Condition of the house
Older roofs, dated electrical and worn floors affect what buyers offer. Buyers will see it in their inspection either way, so we help you decide whether to fix it, credit it or price around it.
Loans, liens and payoffs
Any mortgage, equity line or lien gets paid from the sale at closing. We help you get payoff figures early so the math is real.
Title, escrow and transfer costs
California sales run through escrow, with title insurance and county transfer tax. Who pays which part is often negotiable, and we go over the usual split before you agree.
Commission
Our fee is spelled out in writing before we start. We go over it line by line so you know exactly what it covers.
Court and probate steps
An estate sale may need court approval or extra paperwork. That can add time, and time can add carrying costs like taxes, insurance and utilities.
Timing and the market
Spring and early summer usually bring more buyers than the winter months. A tight deadline can still work, but we'll be clear about what it may cost you.

Where We Work

We help sellers and buyers in Farmington and the wider part of San Joaquin County around it. Meetings can happen at our office, or by phone and video call, so you don't need to live close by. If you inherited a house here and live out of state, most of the steps can be handled without the trip.

How a Sale Runs With Us

Here is the usual order of things. Probate and divorce sales add a few steps, and we flag those as we go.

  1. 1

    A phone call

You tell us what's going on. We ask a few questions about the house, who owns it and when you need to be done.

  2. 2

Sit down, in person or on video

We go over your options and what each one means. You leave with a written breakdown of costs and a rough timeline.

  3. 3

Get the house ready to sell

We help you sort out disclosures, paperwork and any small fixes worth doing. Then we price it and put it in front of buyers.

  4. 4

    Offers and escrow

We walk you through every offer in plain terms, including contingencies and the closing date. Once you accept, escrow opens and we track inspections, appraisal and loan approval.

  5. 5

    Closing

You sign, the loans and fees are paid off, and your proceeds are sent to you. We stay on until the keys change hands.

About Our Office

We're a small real estate office serving Farmington and the area around it. Most of the people who call us are dealing with something bigger than a move: a parent's estate, a marriage ending, or a decision they've put off and now need to make.

We think the best thing we can do is explain. When you understand the trade-offs, you make better calls, and you don't feel rushed. If you'd like to know more about how we work, the About page has the details.

Questions People Ask Us

How much will selling my house really cost?

Expect the agent's commission, title and escrow charges, the county transfer tax, and any credits or repairs you agree to give. Paying off your loan also comes from the proceeds. We list everything on a single written sheet before you commit, so you can see your likely take-home amount.

Is it possible to sell while the estate is in probate?

In many cases. Lots of California estates qualify to sell under the Independent Administration of Estates Act, which tends to cut down on court involvement. Other sales still require a confirmation hearing. We coordinate with the estate's lawyer so the sale meets the court's requirements.

Can we sell if we're splitting up and rarely agree?

Yes, and it's common. Usually both owners must sign, and a court order may spell out the terms. You'll each get the same information, and we can talk with you separately by video or phone. We handle the sale and stay neutral.

Must every problem be repaired before I sell?

No. California law says you must disclose what you know about the house, not fix it. Certain repairs raise the price, while others only drain your wallet. We'll give you a frank read on each.

What's a typical timeline for a sale?

After you accept an offer, escrow commonly takes around a month. Preparing the house and finding a buyer come first and add time. Court or probate steps can lengthen things, and we'll give you an honest range for your case.

Does signing an agreement to sell tie me down?

No. You can cancel with us any time before you accept a buyer's offer and the house goes under contract, with no waiting period first. We want to earn your trust through our work, not by holding you to a contract.

Do we need to meet face to face?

No. Nearly every step can happen by video or phone, and most papers can be signed electronically. Some escrow documents may need a notary, and we'll help you locate one. If you prefer meeting in person, you're welcome at our office.

Talk It Through Before You Decide

Tell us what's happening with the house. We'll explain your options in plain English and what each one would mean for you.
